Handorf; Purchaser agreeing to pay all taxes or assessments levied or assessed against said land assignable to period subsequent to date of delivery of deed; said deed reserv­ing unto Land Company an easement for railroad purposes; also re­serving unto Land Company an easement for sanitary sewer purposes under and along an area fifteen (15 ) feet in width; be, and the same is hereby, ratified, approved and confirmed. No. 14497» LVL&W LS Deed Audit No. 5951, dated May 7, 1963* whereby Las Vegas Land and Water Company grants to DuBols Chemicals, Inc., parcel of land, situate in City of Industry, County of Los Angeles, State of California, being Lots 3 and 4 of Block 21, Tract No. 1343, together with southeasterly 30 feet of vacated Ninth Avenue, 60 feet wide; EXCEPTING all minerals and mineral rights, without right of entry, as excepted by £.
