Ferguson, husband and wife, Lots 18 and 19, Block 5 of Tract No. 1867, Yermo, California, subject to; 1 - General and special taxes and assessments; 2 - An unrecorded easement across the rear of said lots granted to Southern Sierras Power Company by Grantor under date of April 1, 1928; 3 - Conditions, restrictions, reservations, easements and encumbrances of record; excepting and reserving unto Grantor all minerals and all mineral rights, including oil and gas and rights thereto, without right of entry; consideration $10.00 and other good and valuable con­sideration; be, and the same is hereby, ratified, approved and confirmed.
