Corporation (Chevrolet Motor Division), Lessee, covering lease of site at Boyle Avenue and Leonis Blvd., VernoQ, California, and construction thereon by Lessor, of warehouse and office building, containing approximately 43,200 square feet; term five years from date Lessor notifies Lessee premises are available for occupancy, with option to renew for further five-year period; rental $8,336.40 per annum, payable monthly in advance; subject to reduction at rate of 9% per annum upon saving in event actual cost of said building shall be less than $80,185; Lessor, at its expense, to maintain structural and exterior parts of building; Lessee, at its expense, to maintain balance of building, ordinary wear and tear excepted; be, and the same is hereby, ratified, approved and confirmed. On motion duly seconded, it was RESOLVED, that the action of Vice President,Strong in executing letter-agreement, C. L. D. No. 3350, dated November 5, 1940, addressed to Van Fleet-Freear Company, 2024 East 7th Street, Los Angeles, California, covering the furnishing by it of all necessary superintendence, labor, materials, tools, equipment and transportation and the making of repairs on the beam of north wall of cold storage room in basement of old portion of building occupied by The Rath Packing Company under lease Audit No. 9904, located at 1150 East First Street, Los Angeles, California; consideration - (a) Actual cost of labor payroll, (b) Actual cost of materials and drayage, (c) 10% of actual cost of labor, materials and drayage, (d) Reimbursement of cost of permits, fees, sales, use and payroll taxes, and insurance paid by Contractor, -23-
