At Subdivider's sole cost and expense to survey and accurately stake upon the ground the line along which said water mains are to be laid, and to indicate street and alley grades by appropriate stakes. 4. To furnish the Company easements, satisfactory in form, ?where pipe lines are to be laid m other than dedicated streets and alleys, said easements to be five (5) feet on each side of the center line of said pipe line. 5. To provide the Las Vegas Land and Water Company with; (a) A title guarantee with limits of $1,000.00, issued by the Pioneer Title Insurance and Trust Company, showing that where pipe lines are located in dedicated streets or alleys, such streets or alleys have been lawfully dedicated under the laws of the State of Nevada by the owners of record of all of the land involved and have not subsequently been vacated or abandoned. (b) A policy of title insurance with limits of $1,000.00 issued by the Pioneer Title Insurance and Trust Company showing title to the easements referred t©>in Paragraph 4 of this Article I to be vested in Las Vegas Land and Water Company. 6. To furnish a Bill of Sale for said water mains, conveying to the Company all right, title and interest in the said water mains, free and clear of all liens and encumbrances. 7. The Subdivider further agrees not to commence the construction of the pipe line covered by Subdivision 1 hereof until - 3 -
