\ Harvester shall have the option to purchase the premises at any time subsequent to one year after commencement of the term of the lease, for a purchase price in an amount equal to the value of the land, building, and spur track at the time of the exercise of the option, plus the amount of any assessments upon which Harvester is obligated to pay interest, less the sum of one twelfth (1/12) of of the value of the building for each month Harvester has paid rental, and less the amount of any award or compensation paid to the Land Company because of a condemnation. Said option shall be exercised by Harvester giving notice and by delivering into escrow purchase price as defined„ Within thirty days after exercise of option, Land Company shall deliver to Harvester deed conveying land, building and spur track, subject to: (a) Taxes for the fiscal year in which option is exercisedo (b) Covenants, conditions, restrictions, reservations and easements of record, except those made or suffered by the Land Company. Said deed shall except oil, gas and other minerals, as excepted by E. C. Woodward and Citizens National Trust and Savings Bank of Los Angeles, as Trustees under the Will of August V. Handorf, deceased. Said deed shall reserve an easement for railroad purposes on, along, over and across portion of parcel.
