\ (e) You will encumber all lauds owned by you (other than lands described in paragraph "att above) In Sections 28, 29, $0, 31, 32* 33 and %k, Tp« 20 South, Range 61 East M.D.B. & M, except lands within the boun­daries of the shop ground, for a term of 50 years with a covenant running with the land to the effect that no water well shall be drilled or dug thereon to d epth exceed­ing 100 feet. For the purpose of this Section (e) the tern Shop Grounds shall mean those lands bounded on the East by the Union P cific Main Line, on the West by a line parallel to and 900 feet westerly of said Main Line, on the North by Bonanza Road, and on the South by Charleston Boulevard, The cost of all improvements for the construction of which contracts have been executed subsequent to September 1, 1952, and up to the date of consummation of the sale, will be added to the amount of the purchase price. -6-
