and said property is conveyed subject to: 1. General and special taxes for the fiscal year 1958-1959» including any special district levies, payment for which is included therein and collected therewith; 2. Conditions, restrictions, reservations, easements and encumbrances of record. Land Company further conveys unto Grantee that certain easement for maintenance of areaways or chutes, downspouts and building foundation footings as granted by Los Angeles & Salt Lake Railroad Company and its Lessee, Union Pacific Railroad Company, to Las Vegas Land and Water Company by LA&SL LS Deed Audit No. ^617» dated January 11, 19^5 be, and the same is hereby, ratified, approved and confirmed.
