1/ Las Vegas - October 31, 1941 W 23-3 Mr. Frank Strong, Vice President, LVL&W Co., Los Angeles, California. Dear Sir: In accordance with your letter October 30th, I return herewith original of C. L. D. 3871, agreement for purchase of acreage on Charleston Boulevard, signed by interested parties. With regard to Section 2 “except for such other encumbrances or exceptions as may be acceptable to party of the second part", I might state, as a matter of information, that the deed from Rose Huntsman and Wm. H. Chapman May 21, 1923 to Wm. H. Pike, recorded Book 9 of Deeds, Page 285, reads in part: "Reserving unto parties of the first part for a period of 20 years from date hereof all rights to oil and gas produced upon said premises." This is the only reservation and, you will note, it expires May 21, 1943. A similar reservation will have to be included in the deed received from Mr. W. H. Pike, the owner according to the records, in order to allow us to receive a policy of title insurance. I have requested the principals to have the deed and policy of title insurance prepared and will forward this to you,for approval by California law department, before recording.
